Market Timing

Is Now a Good Time to Buy in Toronto?

There’s no universal answer — it depends on your timeline, finances, and what you’re buying. However, what I can tell you is this: buyers who wait for the “perfect” moment often wait too long. The Toronto real estate market rewards preparation, not timing.

Right now, inventory has improved compared to recent years, giving buyers more options and more negotiating room than we’ve seen in a while. In addition, interest rates have stabilized, and lenders are actively competing for pre-approved buyers. As a result, if you’re financially ready, this is a market where you can buy smart.

Ultimately, what matters most isn’t when you buy — it’s how you buy. That’s why having the right agent makes the real difference.

Step by Step

How Buying a Home in Toronto Actually Works

Most buyers are surprised by how many steps are involved in buying a home in Toronto. For example, here’s what the process looks like from start to finish.

1

Get Pre-Approved

Before you start touring homes, you need to know what you can actually afford. For instance, a mortgage pre-approval locks in your rate for 90–120 days and shows sellers you’re a serious buyer. I can connect you with trusted mortgage brokers who work with first-time buyers across the GTA.

2

Define Your Search

Location, budget, property type, must-haves vs. nice-to-haves. We build your criteria together so we’re not wasting time on the wrong homes. I’ll set you up on a live MLS search so you see listings the moment they hit the market.

3

Tour Homes

Once we find properties that match, we book showings — often within 24 hours of a listing going live in this market. Because timing matters here, I come prepared with comparable sales, neighbourhood context, and the questions sellers don’t volunteer the answers to.

4

Make an Offer

When you find the right home, we move quickly and strategically. I’ll walk you through the offer price, deposit, conditions, and closing date — and explain every clause before you sign anything.

5

Conditions and Due Diligence

Most offers include a home inspection condition and a financing condition. This is your window to verify the property and confirm your mortgage — that’s why I manage this timeline closely so nothing slips.

6

Closing Day

Your lawyer handles the legal transfer. You bring your down payment and closing costs. I’m available right up until you get the keys — and after.

First-Time Buyer Programs

Money on the Table — First-Time Buyer Programs in Ontario

If this is your first home, you may qualify for significant savings that a lot of buyers don’t know about until it’s too late.

First Home Savings Account (FHSA)

Contribute up to $8,000/year (lifetime max $40,000) to a tax-free account for your first home. Because contributions are tax-deductible and withdrawals for a qualifying purchase are completely tax-free, this is often the first place to start.

Up to $40,000 tax-free

Ontario Land Transfer Tax Rebate

First-time buyers in Ontario get a rebate on provincial land transfer tax — up to $4,000. On a $700,000 home, that’s a significant portion of your closing costs offset on day one.

Up to $4,000 back

Toronto Municipal Land Transfer Tax Rebate

Buying in the City of Toronto? There’s a second land transfer tax — and a second rebate for first-time buyers, up to $4,475. That’s nearly $8,500 combined back in your pocket at closing.

Up to $4,475 additional

CMHC Mortgage Insurance

If your down payment is between 5% and 19.99%, you’ll pay CMHC mortgage insurance — but it lets you enter the market with less money down. It’s not a penalty; it’s the tool that makes early entry possible.

What My Clients Say

I’ve helped 100+ clients across Toronto, North York, and the GTA find homes that worked for their life — not just their budget. In fact, most of my clients are first-time buyers or families making a significant move, and most come through referrals.

I’m not chasing volume. I take on clients I can genuinely serve well, and I stay hands-on from the first call to closing day.

Where I Work

Neighbourhoods I Know Well

I focus on Toronto — from the downtown core to North York, Rosedale, and across the East and West end. Because every neighbourhood has different price points and buyer profiles, I can give you honest, specific guidance no matter where you’re looking.

Downtown Toronto & Midtown
Condos, semis, lofts. Walkability-first living. Strong resale demand and consistent buyer interest year-round.
North York
Strong value compared to downtown. Popular with families — TTC access, good school catchments, and more square footage for your dollar.
Rosedale & Forest Hill
Top-tier neighbourhoods with established character, tree-lined streets, and top-ranked schools. Commuter-friendly with strong long-term value.
East & West Toronto
From the Beaches to Roncesvalles, these neighbourhoods offer strong community character, diverse housing types, and steady long-term value.

Not sure which area fits your priorities? That’s one of the first things we figure out together.

Common Questions

Common Questions from Toronto Home Buyers

Money & Timeline

The minimum is 5% for homes under $500,000. For homes between $500,000 and $999,999, it’s 5% on the first $500K and 10% on the remainder. For $1M and above, the minimum is 20%. As a result, most first-time buyers in Toronto aim for 5–10% and use CMHC insurance to make that work.
From the first conversation to getting keys, most buyers are looking at 3–6 months — 1–2 months to get pre-approved and find the right home, then 60–90 days from accepted offer to closing. It can move faster if you’re decisive and pre-approved.
Nothing out of pocket. In Ontario, the seller’s brokerage typically covers buyer agent compensation through the listing commission. You get professional representation at no direct cost to you.
Budget 1.5–4% of the purchase price on top of your down payment. This covers land transfer taxes (after first-time buyer rebates), legal fees, title insurance, home inspection, and moving costs. That’s why I give every buyer a full closing cost estimate before we submit an offer.

Process & Details

It happens — even in today’s market. The key is not overpaying out of frustration. Instead, we stay disciplined, keep the search active, and find the right home at the right price. In fact, I’ve helped plenty of buyers who lost 2–3 offers before landing something better than their first choice.
Yes. The Home Buyers’ Plan (HBP) lets you withdraw up to $60,000 from your RRSP tax-free for a first home purchase ($120,000 if buying with a partner). You have 15 years to repay it. Combined with the FHSA, this can meaningfully boost your down payment.
It depends on budget and lifestyle. For condos under $600K, look at Scarborough, Etobicoke, and parts of North York. For freehold under $900K, East York and Etobicoke often offer more space. If downtown is the goal, budget $750K+ for a solid one-bedroom. I’ll help you find where your money goes furthest.
Yes — in Ontario, a real estate lawyer is required to close a property transaction. Legal fees typically run $1,500–$2,500 depending on complexity. I can recommend real estate lawyers who work with first-time buyers.
